Myths of working with an agent

1. Agents always act on behalf of a seller and try to hike up the price.

Sometimes agents do work on a behalf of a seller when they’ve listed the property. You always need to make sure on whose behalf agent is working. While hiking up a price for a larger commission makes initial sense business wise it doesn’t. Let’s take a look an average commission of an agent is 2.5%, that means that if an agent hikes up the price by $10,000 he or she will get extra $250. Realtors like me understand that earning customer for life is way more important and business savvy then $250.

2. Agents require signing a Buyer Agency agreement before he or she would working with you.

Some Agents want to bind you from a beginning to work exclusively with them. It just shows their insecurity in their own professionalism. I and most of the Realtors follow the principle that the professionalism and exceptional service will bring people to work with them without any contractual agreement from the get go.

3. I can find more homes by calling more agents.

Yes and no. All Realtors have access to the same database. However, their skills in interpreting the data and performing research can result in different outcomes. So while it makes sense to call a couple of agents, you won’t find a whole abundance of new opportunities.

4. The agent with the most listings in town is the best agent to call.

Think about it logically if the agent has a lot of listings he or she is busy selling them. He will most of the times concentrate on the interests of a seller, rather than a buyer.
