MLS® is a database that was created a decades ago that allows seller’s agent to share information about properties with buyer’s agent. Think of MLS® as NASDAQ or NYSE is for exchange of securities. When an agent lists your property for sale in MLS it is seen by all other Realtors® that can bring potential buyers. Since it is seen by all the Realtors® it is very valuable resource to market or buy your home.

Realtor® is a person that is licensed real estate professional, is a member of organized real estate and abides by a Code of Ethics. Only a Realtor® can list properties in MLS®. Furthermore, the mls.ca that is accessible by public is only a portion of real MLS®, less than 90% of properties are seen there and information is limited This site is mainly an advertising vehicle for realtors to reach public. At the same time Realtor® can get all the details for the customers such as room-by-room measurements, specifics of property condition, renovations, and sales history.
